If you are moving into Simcoe Landing this month, start with bedrooms and the rooms where you need privacy first. Your house total depends on the measurements and shade choices for each window. We make shades in Richmond Hill and dispatch within three working days of a confirmed order, with transit on top. Simcoe Landing is within our installation area, so we can hang them too.
What is Simcoe Landing and are people moving in?
Simcoe Landing is a development of new houses being built by Aspen Ridge Homes in Keswick, Georgina. People are moving in now, and Aspen Ridge includes inventory homes there under Move in Now. The community is roughly 40 km from our workshop in a straight line, inside our 75 km installation area.
Should I choose an inside mount or an outside mount?
An inside mount sits within the window opening for a clean, built-in look. It needs at least 2 inches of flat depth inside the frame for the cassette. If you have less depth, choose an outside mount. That fixes to the wall above the opening and overlaps it, hiding an out-of-square frame and blocking more light. For an outside mount, add at least 2 inches each side and 2 to 3 inches above.
Decide on the mount before measuring. Measure width first, then height, to the nearest 1/8 of an inch. For an inside mount, measure the opening at the top, middle and bottom, and use the narrowest width. Measure down to the sill at the left, middle and right, and use the longest height. Give us the exact opening without subtracting anything. We make the deduction ourselves. Measure every window in one pass with the same tape.
Can I see the material before ordering blinds?
You can order free material samples on our website before buying. A colour on a screen is a poor guide to how material will look in your room. Look at the sample beside the window and the finishes you already have. Keep the material number with your measurements.

We identify our materials by number. Zebra shades alternate sheer and solid bands on one roller. Line the bands up for privacy or offset them for filtered light. A roller blind is one panel of fabric with no bands. Samples give you the material itself to look at before you place a custom order.
Which blinds should I order for the bedrooms first?
Start with the bedrooms you will use when you move in. Then work through the other rooms where you need privacy. There is no minimum order, so one shade is fine. You can get the most pressing windows covered without ordering for the whole house at once.
Our room-darkening zebra materials are 1, 2, 5, 9, 13 and 30. Shangri-La material 35 is also room-darkening. Room-darkening does not shut out all light. Shangri-La shades have soft fabric vanes held between two sheer layers. The chain tilts the vanes open or closed, then rolls the shade up. Materials 33 and 35 have their own size-based pricing and can be ordered online.
How do I cover a tall window over the stairs or front door?
We make shades up to 130 inches high, with widths from 9 to 109 inches. For a tall window in a new house, think about reaching the control before ordering. Our chain-operated shades use a continuous-loop chain, sold shrouded and anchored to the wall with a tension device. You choose which side the chain hangs on. Our workshop sets its drop length to suit the window you have measured.
If reaching the chain would be awkward, a motor is the practical answer. Any shade can be motorized for $115.00 more. A motorized shade has no chain. One remote costs $50.00 and runs up to 15 shades.
What would blinds for a new house cost?
These common window examples are chain-operated zebra shades, before tax, with shipping in Canada included. A bedroom window at 36 by 48 inches is $199.80. A kitchen window at 48 by 48 inches is $249.40. A living room window at 48 by 60 inches is $299.00. A wide front window at 72 by 60 inches is $423.00. All four together come to $1,171.20. Each shade is priced from the measurements of the window it is for.

For comparison, a roller blind at 36 by 48 inches is $139.20. A motorized zebra shade at 72 by 60 inches is $538.00, with the remote extra, once. We make orders in Richmond Hill and dispatch within three working days of confirmation. Transit is on top. Widths of 94 inches and over travel by courier in their own carton, with an $85 charge once per order. GST or HST is charged by delivery province.
Do you install blinds in Simcoe Landing?
Simcoe Landing is roughly 40 km from our workshop in a straight line. We install within 75 km of Elgin Mills and Yonge in Richmond Hill. Installation costs $100 per window, with a minimum of three. At seven or more windows, the installation charge is reduced by 20%. Homes on one street that book together count as one order for that rate.
When our own team installs a shade, its mechanical parts are covered for life. Those parts are the roller, chain, brackets and motor. The fabric is not covered. Our Richmond Hill workshop is an assembly shop, so use the free website samples to see materials before buying.
