Getting your keys at Downtown Markham this month means choosing what to put on bare glass. We make zebra shades, roller blinds and Shangri-La shades to your measurements in Richmond Hill. Each window is priced by its size. Orders are dispatched within three working days of confirmation, with transit on top. Downtown Markham is inside our installation area, so we can come and hang your shades.
What is Downtown Markham and how far along is it?
Downtown Markham is a 243-acre master-planned community in Markham Centre, Markham, being developed by The Remington Group. It has a projected 20,000 residential units at full build-out. More than 3,000 homes have already been delivered, with 2,500 more currently in the pipeline and people moving in now.
Which blinds should I choose for a condo bedroom?
For a condo bedroom, start with the room-darkening materials if reducing light is your priority. In zebra shades, those are materials 1, 2, 5, 9, 13 and 30. In Shangri-La shades, the room-darkening option is material 35. These are the dark colours in those ranges. Room-darkening does not mean shutting out all light. Order free material samples on our website before buying so you can look at the fabric in your room.
IllustrationA Shangri-La shade has soft fabric vanes held between two sheer layers. The chain tilts the vanes open or closed, then rolls the shade up. Materials 33 and 35 have their own pricing by size and can be ordered online. Keep the material number with your measurements when you make your choice.
Should I use one blind or two for a balcony door?
A balcony door is usually the widest opening in a flat. You can choose one wide shade or two shades side by side. Look at where the handle lands before deciding on the split and mounting position. Leave a clear path for the shade to move past it. We make shades from 9 to 109 inches wide and up to 130 inches high. Widths of 94 inches and over travel by courier in their own carton, with an $85 charge once per order.
Decide on an inside or outside mount before measuring. An inside mount needs at least 2 inches of flat depth inside the frame for the cassette. If you have less, choose an outside mount. For an inside mount, measure width first, then height, to the nearest 1/8 of an inch. Measure the opening at the top, middle and bottom, and use the narrowest width. Measure down to the sill at the left, middle and right, and use the longest height. Send us the exact opening measurements without subtracting anything. We make the deduction ourselves. Measure every window, even when they look alike.
Should I ask the management office before choosing blinds?
Ask the management office before choosing a colour. Many buildings set a rule about how window coverings look from outside. Get that information before settling on a material. Free samples can help you make your choice once you know what is permitted.

We identify materials by the number our workshop cuts them by. Use that number when ordering. Custom shades are final sale once the order is confirmed. That never applies to a shade that arrives faulty, damaged or different from what you ordered.
What suits a floor to ceiling condo window?
A zebra shade alternates sheer and solid bands on one roller. Line the bands up for privacy and offset them for filtered daylight. A tall pane can have both settings with one zebra shade, without needing a blind and a curtain. A roller blind uses one panel of fabric with no bands. Choose the style first, then compare material samples before confirming your order.
Our chain-operated shades use a continuous-loop chain, sold shrouded and anchored to the wall with a tension device. You choose which side the chain hangs on. Our workshop sets its drop length to suit the window you have measured. Any shade can be motorized for $115.00 more. A motorized shade has no chain. One remote costs $50.00 and runs up to 15 shades. We make orders in Richmond Hill and dispatch them within three working days of confirmation. Transit takes additional time.
What do made-to-measure blinds cost at real window sizes?
For chain-operated zebra shades, 24 by 72 inches costs $199.80 for a narrow full-height pane. A bedroom window at 30 by 60 inches costs $206.00. A balcony door at 60 by 80 inches costs $464.33. A wide living room window at 60 by 84 inches costs $485.00. All four together come to $1,355.13. These are examples of common windows. Every shade is priced from the measurements of the window it is for.
As a roller blind, 24 by 72 inches costs $139.20. As a motorized zebra shade, 60 by 84 inches costs $600.00. The remote is extra, once per order. These prices are before tax, with shipping in Canada included. GST or HST is charged by delivery province. There is no minimum order, so one shade is fine. You can pay on the website by Interac e-Transfer.
Can you come and install blinds in Downtown Markham?
Downtown Markham is roughly 10 km from our workshop in a straight line. It is inside our installation area of 75 km from Elgin Mills and Yonge in Richmond Hill. Installation costs $100 per window, with a minimum of three. At seven or more, installation is 20% off. Neighbours in one building or on one street who book together count as one order for that rate.
The roller, chain, brackets and motor have a 1 year free warranty, currently upgraded free to 3 years. Those mechanical parts have lifetime cover when our own team installs the shade. Fabric is excluded from all warranty cover.

Where the facts come from. What this page says about Downtown Markham comes from urbantoronto.ca, which we read on 6 October 2026. ShadeForge makes and fits window shades. We are an independent business with no connection with The Remington Group or with Downtown Markham, and the photographs on this page are of other homes we have fitted. The picture marked Illustration was made by computer to show the kind of window: it is not a picture of Downtown Markham, and not a photograph of our work.
