What is Abeja District, and are people moving in?
Abeja District is a residential development in Concord, Vaughan, being built by Cortel Group. Block 1 comprises three residential towers at Jane Street and Rutherford Road, by Cortel Group in partnership with Quadrangle, with tower addresses on Abeja Street and Caldari Road. Block 1 is Move In Ready, and people are moving in now.
Can I see the shade material before ordering?
You can order free material samples on our website before buying. A colour on a screen is a poor guide to how fabric will look in your room. Hold a sample beside the window and against your wall or furniture. Look at it at different times of day. We identify materials by the number we cut them by, so keep that number with your window measurements.

It helps to choose the type of shade at the same time. A roller blind is one panel of fabric with no bands. Shangri-La shades have soft fabric vanes held between two sheer layers. The chain tilts the vanes open or closed, then rolls the shade up. We make them in materials 33 and 35. They have their own size-based pricing and can be ordered online.
What suits a floor-to-ceiling condo window?
A zebra shade has alternating sheer and solid bands on one roller. Line the bands up for privacy, or offset them for filtered daylight. A tall pane can have both settings from one shade without needing a blind and a curtain. For room-darkening, zebra materials 1, 2, 5, 9, 13 and 30 carry that description. Shangri-La material 35 is also room-darkening.
IllustrationOur chain-operated shades have a shrouded continuous-loop chain anchored to the wall with a tension device. You choose which side the chain hangs on. Our workshop sets its drop length. Any shade can be motorized for $115.00 more. A motorized shade has no chain. One remote costs $50.00 and runs up to 15 shades. Think about where you can comfortably reach the control before ordering.
What is the window head made of, and how should I mount a shade?
In a condo building, the window head is often concrete. It needs a masonry bit and the right plug to secure the brackets. If you are unsure what you are drilling into or which fixing to use, leave the work to an installer. Decide on an inside or outside mount before measuring. An inside mount sits within the opening and needs at least 2 inches of flat depth for the cassette. With less depth, choose an outside mount. It fixes to the wall above the opening and overlaps it.
Measure width first, then height, to the nearest 1/8 of an inch. For an inside mount, measure the width at the top, middle and bottom. Use the narrowest measurement. Measure the height down to the sill at the left, middle and right. Use the longest measurement. Give us your exact opening without subtracting anything. We make the deduction ourselves. For an outside mount, add at least 2 inches each side and 2 to 3 inches above. Measure every window with the same tape.
Should a balcony door have one wide shade or two?
A balcony door is usually the widest opening in a flat. You can use one wide shade or two side by side. Think about which part you use to get outside and which covering you would need to raise. Check where the handle lands before choosing the mounting position. Leave room for the handle and shade to work without catching each other.
We make shades from 9 to 109 inches wide and up to 130 inches high, to the eighth of an inch. Widths of 94 inches and over travel by courier in their own carton. The courier charge is $85 once per order. Choose your mount before measuring the opening, because an inside mount and an outside mount use different measurements.
What do made-to-measure blinds cost?
A chain-operated zebra shade at 24 by 72 inches is $199.80, for a narrow full-height pane. At 30 by 60 inches, a bedroom window example is $206.00. At 60 by 80 inches, a balcony door example is $464.33. At 60 by 84 inches, a wide living room window example is $485.00. All four together come to $1,355.13. These are common window examples. Every shade is priced from the measurements of the window it is for.
A roller blind at 24 by 72 inches is $139.20. A motorized zebra shade at 60 by 84 inches is $600.00. The remote is extra, once. These prices are before tax, with shipping in Canada included. GST or HST is charged by delivery province. There is no minimum order, so one shade is fine. We make orders in Richmond Hill and dispatch within three working days of confirmation. Transit takes additional time. Custom shades are final sale once confirmed. That does not apply to a shade that arrives faulty, damaged or different from what was ordered.
Can ShadeForge come and install the blinds?
Yes. Abeja District is roughly 10 km from our workshop in a straight line. We install within 75 km of Elgin Mills and Yonge in Richmond Hill. Installation costs $100 per window, with a minimum of three windows for a visit.
The mechanical parts of a shade our own team installs are covered for life. That means the roller, chain, brackets and motor. Fabric is excluded. Without our installation, the mechanical parts have 1 year of free cover, currently upgraded free to 3 years.

Where the facts come from. What this page says about Abeja District comes from cortelgroup.com, which we read on 6 October 2026. ShadeForge makes and fits window shades. We are an independent business with no connection with Cortel Group or with Abeja District, and the photographs on this page are of other homes we have fitted. The picture marked Illustration was made by computer to show the kind of window: it is not a picture of Abeja District, and not a photograph of our work.
