What is 2992 Sheppard East, and how far along is it?
2992 Sheppard East is a 14-storey mixed-use condominium being built by 95 Developments at the northwest corner of Sheppard Avenue East and Pharmacy Avenue in Scarborough, Toronto. On completion, it will bring 158 condominium units.
Construction started in March 2025. The concrete frame was topped off by June 2026, and the building remains under construction.
Can I see the shade material before I order?
You can order free material samples from our website before buying. A colour on a screen is a poor guide to how fabric will look in a room. Look at the samples beside the finishes you have chosen and in the room’s light when you can. We identify our materials by number, so keep the number with your choice.

Zebra shades alternate sheer and solid bands on one roller. Line the bands up for privacy or offset them for filtered light. A roller blind is one panel of fabric with no bands. Shangri-La shades have soft fabric vanes held between two sheer layers. The chain tilts the vanes open or closed and then rolls the shade up. They have their own size-based pricing and can be ordered online.
How does the chain work, and can I choose its side?
Our chain-operated shades use a continuous-loop chain, sold shrouded and anchored to the wall with a tension device. You choose which side the chain hangs on when you order. Our workshop sets the drop length to suit the window you have measured.
Think about where furniture will sit and where you will stand to use the chain. Any shade can be motorized for $115.00 more. A motorized shade has no chain. One remote costs $50.00 and runs up to 15 shades.
What if the window head is concrete?
Check what the window head is made of before choosing the fixings. In a condo building, it is often concrete. That needs a masonry bit and the right plug. If you are unsure what you are drilling into or how to anchor the brackets, leave the fitting to an installer.
Decide on the mounting position before measuring. An inside mount sits within the opening and needs at least 2 inches of flat depth for the cassette. With less depth, choose an outside mount. An outside mount fixes to the wall above the opening and overlaps it, which can hide an out-of-square frame.
When can a condo window first be measured?
A floor plan gives you a room, not a finished window opening. The frame needs to be finished before you take the measurements used to make a shade. Measure width first, then height, to the nearest 1/8 of an inch. For an inside mount, measure the width at the top, middle and bottom, then use the narrowest. Measure the height to the sill at the left, middle and right, then use the longest. Send the exact opening measurements without subtracting anything. We make the deduction ourselves.
For an outside mount, add at least 2 inches each side and 2 to 3 inches above. Measure every window rather than carrying a measurement from one opening to another. We make to order in Richmond Hill and dispatch within three working days of a confirmed order. Transit is on top, so the dispatch time alone is not the time to allow before moving day.
What should I budget for made-to-measure blinds?
These common window sizes give you a starting budget. As chain-operated zebra shades, a narrow full-height pane at 24 by 72 inches is $199.80; a bedroom window at 30 by 60 inches is $206.00; a balcony door at 60 by 80 inches is $464.33; and a wide living room window at 60 by 84 inches is $485.00. All four together come to $1,355.13. These prices are before tax and include shipping in Canada. GST or HST is charged by delivery province.
IllustrationA roller blind at 24 by 72 inches is $139.20. A motorized zebra shade at 60 by 84 inches is $600.00, with the remote extra, once. Every shade is priced from the measurements of the window it is for. There is no minimum order, so one shade is fine. Custom shades are final sale once the order is confirmed. That does not apply to a shade that arrives faulty, damaged or different from what was ordered.
Will ShadeForge install blinds at 2992 Sheppard East?
2992 Sheppard East is roughly 20 km from our workshop in a straight line. It is inside our installation area, which extends 75 km from Elgin Mills and Yonge in Richmond Hill. Installation costs $100 per window, with a minimum of three windows. At seven or more windows, installation is 20% off. Neighbours in one building who book together count as one order for that rate.
The mechanical parts of a shade our own team installs have lifetime cover. Those parts are the roller, chain, brackets and motor. Fabric is excluded. Our workshop is at 604 Edward Avenue Unit 15, Richmond Hill, ON L4C 9Y7. It is an assembly shop, not a showroom.
