What is King's Landing at Concord Park Place, and is it finished?
King's Landing at Concord Park Place is a trio of towers in the Concord Park Place community in Bayview Village, North York, Toronto. DIALOG designed the development for Concord Adex, which is building it. The towers are 19, 27 and 31 storeys, with 990 residential units in total.
The development is under construction. The 19-storey tower had topped off by November 2024. If your closing date is ahead, you can start choosing materials while you wait for access to measure.
Can I see the shade materials before ordering?
You can order free material samples from our website before buying. A colour on a screen is a poor guide to how fabric will look in a room. Look at the sample itself when you make your choice. We identify materials by number, so keep that number with your notes.

Samples let you settle the fabric choice before the final measurements are available. Our workshop at 604 Edward Avenue Unit 15, Richmond Hill, is an assembly shop. Order samples through the website rather than planning a showroom visit.
When can I first measure a condo window?
The first useful measuring visit is when you have access to the finished window frame. A floor plan helps you plan a room. It cannot supply the finished opening measurements we need to cut a shade to the nearest 1/8 of an inch. Decide on the mount before measuring. An inside mount needs at least 2 inches of flat depth inside the frame. With less depth, choose an outside mount, fixed above the opening and overlapping it.
Measure width first, then height, to the nearest 1/8 of an inch. For an inside mount, measure the width at the top, middle and bottom and use the narrowest. Measure from the top of the opening to the sill at the left, middle and right and use the longest height. Give us the exact opening without subtracting anything. We make the deduction. For an outside mount, add at least 2 inches each side and 2 to 3 inches above. Measure every window separately, with the same tape.
Which shades should I consider for a bedroom?
Our room-darkening zebra materials are 1, 2, 5, 9, 13 and 30. Shangri-La material 35 is also room-darkening. These are the dark colours. Room-darkening does not mean shutting out all light. Order samples before settling on a material number.
IllustrationZebra shades alternate sheer and solid bands on one roller. Line the bands up for privacy or offset them for filtered light. Shangri-La shades have soft fabric vanes held between two sheer layers. The chain tilts the vanes open or closed, then rolls the shade up. A roller blind has a single fabric panel without bands. With chain operation, you choose the side and we set the drop length. The continuous loop chain is sold shrouded and anchored to the wall with a tension device. A motorized shade has no chain.
Can neighbours book their shades together?
If neighbours are also preparing to move, you can arrange installation together. Flats in a building can repeat, but each condo window still needs its own measurements. A shared booking lets one visit cover more than one home without assuming that matching-looking openings are identical.
Homes that book together in one building are counted as one order for installation pricing. At seven or more windows, installation is 20% off. You can gather interested neighbours while waiting for measuring access, then confirm the windows each household wants included.
What should I budget for made-to-measure blinds?
For chain-operated zebra shades, 30 by 72 inches is $237.00, and 36 by 72 inches is $274.20. For larger openings, 72 by 80 inches is $547.00, and 72 by 84 inches is $571.80. All four together come to $1,630.00 before tax, with shipping in Canada included. These are examples of common window sizes. Every shade is priced from the measurements of the opening it will cover.
As a roller blind, 30 by 72 inches is $165.75. As a motorized zebra shade, 72 by 84 inches is $686.80. Motorization adds $115.00 to any shade. A remote costs $50.00 and runs up to 15 shades. Prices are before tax, with GST or HST charged by delivery province. Widths of 94 inches and over travel by courier in their own carton, with an $85 charge once per order.
Will ShadeForge come and install my blinds?
King's Landing at Concord Park Place is roughly 15 km from our workshop in a straight line. It is inside our installation area, which extends 75 km from Elgin Mills and Yonge in Richmond Hill. Installation is $100 per window, with a minimum of three windows for a visit. At seven or more windows, installation is 20% off, including homes that book together.
When our own team installs, the roller, chain, brackets and motor have lifetime mechanical coverage. Fabric is excluded. If you plan to install yourself, there is no minimum shade order. One shade is fine. Custom shades are final sale once the order is confirmed, so settle the measurements and material before confirming. That does not apply to a shade that arrives faulty, damaged or different from what you ordered.
