Getting your keys at Queen & Ashbridge this month means deciding how to cover bare glass. We make made-to-measure zebra shades, roller blinds and Shangri-La shades in Richmond Hill. A roller blind offers a plain panel at a lower price; a zebra shade lets you adjust privacy with its bands. We dispatch within three working days of confirmation, with transit added. Queen & Ashbridge is within our installation area.
What is Queen & Ashbridge, and are people moving in?
Queen & Ashbridge is a 17-storey condominium building with 367 condominium residences at Queen Street East and Eastern Avenue in Leslieville, East Toronto, Toronto. Context Development and RioCan Living are developing it as part of the Don Summerville mixed-tenure community. People are moving in now.
Is a roller blind better than a zebra shade for a condo window?
A roller blind is one panel of fabric with no bands. It suits a condo window when you want a plain covering and do not need the adjustable bands of a zebra shade. At 24 by 72 inches, a roller blind is $139.20 before tax. A zebra shade at 24 by 72 inches is $199.80 before tax.

We make roller blinds in materials 20, 21, 22 and 31. Those numbers identify the materials when you order. For a narrow full-height pane, the roller blind has the lower price at this example size. Each blind is made to the measurements you give us.
Can neighbours book installation together?
Neighbours in one building can book together. One visit can cover more than one home, so it is worth asking who else is ready to have their bare windows covered. Each window still needs its own measurements. Even where flats repeat, measure every opening you plan to cover.
Installation is $100 per window, with a minimum of three. Homes that book together are counted as one order, and installation is 20% off at seven or more windows. The window count can come from neighbouring homes booking together in the same building.
What suits floor-to-ceiling glass in a condo?
A zebra shade alternates sheer and solid bands on one roller. Line the bands up for privacy, or offset them for filtered daylight. A tall pane can have both settings with one covering, without needing a blind and a curtain. We make shades from 9 to 109 inches wide and up to 130 inches high, to the eighth of an inch. Chain-operated shades have a continuous loop chain, sold shrouded and anchored to the wall with a tension device. You choose the side; our workshop sets the drop length. Any shade can be motorized for $115.00 more and has no chain. One remote is $50.00 and runs up to 15 shades.
Decide on an inside or outside mount before measuring. For an inside mount, check for at least 2 inches of flat depth inside the frame. Measure width first, then height, to the nearest 1/8 of an inch. Take widths at the top, middle and bottom, and use the narrowest. Take heights to the sill at the left, middle and right, and use the longest. Give us the exact opening without subtracting anything; we make the deduction. With less depth, use an outside mount, adding at least 2 inches each side and 2 to 3 inches above.
Can I see the material before ordering?
You can order free material samples on our website before buying. A colour on a screen is a poor guide to how fabric will look in your room. Put the sample beside the window and compare it with the things you are bringing into the room. We identify each material by the number our workshop cuts it by.
For room-darkening, look at materials 1, 2, 5, 9, 13, 30 and 35, the dark colours. We also make Shangri-La shades in materials 33 and 35. These have soft fabric vanes between two sheer layers. The chain tilts the vanes open or closed, then rolls the shade up. They have their own size-based pricing line and can be ordered online.
What do made-to-measure zebra shades cost?
These examples are chain-operated zebra shades, before tax. A narrow full-height pane at 24 by 72 inches is $199.80. A bedroom window at 30 by 60 inches is $206.00. A balcony door at 60 by 80 inches is $464.33. A wide living room window at 60 by 84 inches is $485.00. All four together come to $1,355.13. These are common-window examples; every shade is priced from the measurements of the window it is for.
IllustrationA motorized zebra shade at 60 by 84 inches is $600.00. The remote is extra, once. Widths of 94 inches and over travel by courier in their own carton, with an $85 charge once per order. GST or HST is charged by delivery province. There is no minimum order; one shade is fine. The website accepts Interac e-Transfer. Custom shades are final sale once the order is confirmed. That does not apply to a shade that arrives faulty, damaged or different from what was ordered.
Will you come to Queen & Ashbridge and install the blinds?
Yes. Queen & Ashbridge is roughly 30 km from our workshop in a straight line. It is inside our installation area of 75 km from Elgin Mills and Yonge in Richmond Hill. Installation is $100 per window, with a minimum of three. At seven or more windows, installation is 20% off. Neighbouring homes that book together count as one order.
We make shades to order in Richmond Hill and dispatch within three working days of a confirmed order. Transit is on top. That dispatch time is separate from an installation booking. The warranty covers mechanical parts only: the roller, chain, brackets and motor. The 1 year free cover is currently upgraded free to 3 years. Mechanical parts have lifetime cover when our own team installs the shade. Fabric is excluded.

Where the facts come from. What this page says about Queen & Ashbridge comes from urbantoronto.ca, which we read on 6 October 2026. ShadeForge makes and fits window shades. We are an independent business with no connection with Context Development and RioCan Living or with Queen & Ashbridge, and the photographs on this page are of other homes we have fitted. The picture marked Illustration was made by computer to show the kind of window: it is not a picture of Queen & Ashbridge, and not a photograph of our work.
