What is 400 King West, and how far along is it?
400 King West is a 49-storey mixed-use condominium tower at King Street West and Charlotte Street in Toronto’s Entertainment District. It is being built by Plaza and was designed by BDP Quadrangle.
The development is under construction. It was topping off in August 2025, and cladding installation has since advanced across the building envelope.
Should I ask management before choosing a colour?
Ask the management office about window coverings before choosing a colour. Many condo buildings set a rule about how the windows look from outside. Get that requirement before settling on a material.

You can order free material samples on our website before buying. Our materials are identified by number, so keep the number with each sample you are considering. We make zebra shades, roller blinds and Shangri-La shades. Having samples ready lets you work on the choice while final window measurements are still ahead.
When can a condo window first be measured?
A floor plan gives you a room layout. It cannot give you the finished window opening needed for a custom shade. Measuring has to wait until the frame is finished and available to measure. Every shade is cut to the eighth of an inch from that finished opening. Decide on the mount before measuring. An inside mount sits within the opening and needs at least 2 inches of flat depth for the cassette. If there is less, choose an outside mount. An outside mount fixes to the wall above the opening and overlaps it.
Measure width first, then height, to the nearest 1/8 of an inch. For an inside mount, take the width at the top, middle and bottom, and use the narrowest. Measure from the top of the opening to the sill at the left, middle and right, and use the longest height. Give us the exact opening measurements without subtracting anything. We make the deduction. For an outside mount, add at least 2 inches each side and 2 to 3 inches above. Measure every window with the same tape.
What will the brackets fix into above a condo window?
Check what the window head is made of before mounting a shade. In a condo building, it is often concrete. That needs a masonry bit and the right plug. Leave the fixing to an installer if you are unsure what you are drilling into or which plug to use.
A chain-operated shade also needs its wall fixing. Our shades use a continuous-loop chain, sold shrouded and anchored to the wall with a tension device. You choose which side the chain hangs on when ordering. Our workshop sets the drop length to suit the window you have measured.
Can I motorize blinds for tall or hard-to-reach glass?
Any shade can be motorized for $115.00 more. One remote costs $50.00 and runs up to 15 shades. A motorized shade has no chain. Think about how you will reach the controls before confirming your order.
IllustrationThe shade styles work differently. Zebra shades alternate sheer and solid bands on one roller. Line the bands up for privacy or offset them for filtered light. A roller blind is one panel of fabric with no bands. Shangri-La shades have soft fabric vanes held between two sheer layers. With chain operation, the chain tilts the vanes open or closed and then rolls the shade up.
What should I budget for made-to-measure blinds?
These are common-window examples, rather than measurements from 400 King West. For chain-operated zebra shades, 36 by 84 inches is $311.40; 48 by 72 inches is $348.60; 42 by 84 inches is $354.80; and 48 by 84 inches is $398.20. All four together come to $1,413.00. A roller blind at 36 by 84 inches is $218.85. A motorized zebra shade at 48 by 84 inches is $513.20, with the remote extra, once. Every shade is priced from the measurements of the window it is for.
These prices are before tax, with shipping in Canada included. GST or HST is charged by delivery province. Widths of 94 inches and over travel by courier in their own carton, with an $85 charge once per order. Custom shades are final sale once the order is confirmed. That does not cover a shade that arrives faulty, damaged or different from what was ordered.
Can ShadeForge install blinds at 400 King West?
400 King West is roughly 25 km from our workshop in a straight line. It is inside our installation area, which extends 75 km from Elgin Mills and Yonge in Richmond Hill. Installation costs $100 per window, with a minimum of three windows for a visit.
There is no minimum shade order if you need only one shade. The mechanical parts of a shade our own team installs have lifetime coverage. That covers the roller, chain, brackets and motor. The fabric is not covered.
