What is Olive Residences, and are people moving in now?
Olive Residences is a tower in North York, Toronto, designed by Arcadis for Capital Developments, which is building it. It stands immediately north of Azura Condos at 15 Holmes Avenue, near Yonge and Finch. People are moving in now; in February 2026, occupancy was underway and the tower was in the final stages of delivery, ahead of schedule despite extra floors added during development.
How does the chain work on a condo window shade?
Our chain-operated shades use a continuous loop chain, sold shrouded and anchored to the wall with a tension device. You choose which side the chain hangs on when you order. Our workshop sets the drop length to suit the window you have measured.

Think about where you will stand to use a shade on a condo window. Choose the side you can reach comfortably before confirming your order. On a Shangri-La shade, the chain tilts the fabric vanes open or closed and then rolls the shade up. Any of our shades can also be motorized, with no chain at all.
Can I see the shade material before buying?
You can order free material samples on our website before buying. A colour on a screen is a poor guide to how a material will look in your room. Hold the sample beside the window and the finishes you already have. Our materials are identified by the numbers the workshop cuts them by, so keep that number with your choice.
IllustrationFor a condo window, choose how you want the shade to work as well as how it looks. Zebra shades alternate sheer and solid bands on one roller: line the bands up for privacy or offset them for filtered light. A roller blind is one panel of fabric with no bands. Shangri-La shades have soft fabric vanes held between two sheer layers and are priced by size on their own line online. Room-darkening materials are 1, 2, 5, 9, 13, 30 and 35. Keep your choice of material separate from your choice of chain operation or a motor.
Can neighbours book their blinds installation together?
Several homes in one building can book together, and one visit can cover more than one home. Homes that book together are counted as one order for the installation discount of 20% off at seven or more windows. Speak with your neighbours before arranging the visit so you can book together.
There is no minimum shade order, so one shade is fine. Installation has a minimum of three windows. Each shade is priced from the measurements of the window it is for, even when neighbours place their installation bookings together. Choose the material and operation you want for each window.
Can I motorize a tall or hard-to-reach shade?
Any shade can be motorized for $115.00 more. One remote costs $50.00 and runs up to 15 shades. A motorized shade has no chain, so you can operate it without reaching beside tall or hard-to-reach glass.
The motor is a flat addition to the shade price. The remote is extra, once. You can choose motorization for zebra shades, roller blinds or Shangri-La shades when ordering. If you are ordering several shades, decide which ones you want motorized before confirming.
What do made-to-measure blinds cost at common window sizes?
These chain-operated zebra shade examples are before tax, with shipping in Canada included: 24 by 72 inches, a narrow full-height pane, costs $199.80; 30 by 60 inches, a bedroom window, costs $206.00; 60 by 80 inches, a balcony door, costs $464.33; and 60 by 84 inches, a wide living room window, costs $485.00. All four together come to $1,355.13. These are examples of common windows. Every shade is priced from the measurements of the window it is for.
A roller blind at 24 by 72 inches costs $139.20. A motorized zebra shade at 60 by 84 inches costs $600.00, with the remote extra, once. GST or HST is charged by delivery province. Widths of 94 inches and over travel by courier in their own carton, with an $85 charge once per order. You can pay on the website by Interac e-Transfer. Custom shades are final sale once the order is confirmed. That does not cover a shade that arrives faulty, damaged or different from what was ordered.
Will ShadeForge come and install my blinds?
Yes. Olive Residences is roughly 15 km from our workshop in a straight line, inside our installation area. We install within 75 km of Elgin Mills and Yonge in Richmond Hill. Installation costs $100 per window, with a minimum of three. At seven or more windows, installation is 20% off, including homes that book together as one order.
Decide on an inside or outside mount before measuring. An inside mount needs at least 2 inches of flat depth inside the frame. Measure width first, then height, to the nearest 1/8 of an inch. Measure the opening width at the top, middle and bottom, and use the narrowest. Measure height to the sill at the left, middle and right, and use the longest. Do not subtract anything for an inside mount; we make the deduction. For an outside mount, add at least 2 inches each side and 2 to 3 inches above.

Where the facts come from. What this page says about Olive Residences comes from urbantoronto.ca, which we read on 6 October 2026. ShadeForge makes and fits window shades. We are an independent business with no connection with Capital Developments or with Olive Residences, and the photographs on this page are of other homes we have fitted. The picture marked Illustration was made by computer to show the kind of window: it is not a picture of Olive Residences, and not a photograph of our work.
