Getting your keys at Northshore in Burlington means making decisions about bare windows. We make made-to-measure zebra shades, roller blinds and Shangri-La shades in Richmond Hill, with dispatch within three working days of a confirmed order. Transit is on top. We ship across Canada, and Northshore is within our installation area. Start with the material, the mounting space and the measurements for each window.
What is Northshore in Burlington, and are people moving in?
Northshore is a National Homes development of suites and townhomes at 490 Plains Rd East in Burlington. People are moving in now, with move-in ready suites and townhomes and closing in as little as 30 days.
How does the chain on a shade work?
Our chain-operated shades have a continuous-loop chain, sold shrouded and anchored to the wall with a tension device. You choose which side the chain hangs on when you order. Our workshop sets the drop length to suit the window you have measured. Think about which side you can reach before making that choice. Any shade can be motorized for $115.00 more. A motorized shade has no chain at all. One remote costs $50.00 and runs up to 15 shades.

For a condo window, the way you want to adjust the covering helps you choose the style. Zebra shades alternate sheer and solid bands on one roller. Line the bands up for privacy or offset them for filtered light. A roller blind is one panel of fabric with no bands. Shangri-La shades have soft fabric vanes held between two sheer layers. The chain tilts the vanes open or closed and then rolls the shade up.
Which materials should I choose for a bedroom?
The room-darkening zebra materials are 1, 2, 5, 9, 13 and 30. Material 35 is the room-darkening option for Shangri-La shades. These are the dark colours. Room-darkening does not mean shutting out all light. Keep that in mind when choosing what you want beside a bed.
IllustrationWe identify each material by the number we cut it by. Use that number when ordering samples and when pricing your window. Shangri-La shades have their own size-based pricing and can be ordered online like our other shades.
What if the window head is concrete?
Check what the brackets will be fixed into before choosing a mounting position. In a condo building, the window head is often concrete. Concrete needs a masonry bit and the right plug. If you are unsure what you will be drilling into or how to secure the brackets, leave it to an installer.
Decide between an inside mount and an outside mount before measuring. An inside mount sits within the opening and needs at least 2 inches of flat depth for the cassette. With less depth, choose an outside mount. It overlaps the opening: add at least 2 inches each side and 2 to 3 inches above. Measure width first, then height, to the nearest 1/8 of an inch. For an inside mount, measure the opening at the top, middle and bottom and use the narrowest width. Measure from the top to the sill at the left, middle and right and use the longest height. Do not subtract anything from an inside-mount opening. We make the deduction ourselves.
Can I see the material before ordering?
You can order free material samples on our website before buying. A colour on a screen is a poor guide to how a material will look in your room. Hold the sample beside the window and the finishes you already have. Look at it in the room where you plan to hang the shade.
Keep the material number with your measurements so you can find it again when you order. Our workshop at 604 Edward Avenue Unit 15, Richmond Hill, ON L4C 9Y7 is an assembly shop. Samples are available through the website.
What do blinds cost at common window sizes?
For a chain-operated zebra shade, a narrow full-height pane at 24 by 72 inches is $199.80. A bedroom window at 30 by 60 inches is $206.00. A balcony door at 60 by 80 inches is $464.33. A wide living room window at 60 by 84 inches is $485.00. All four together come to $1,355.13 before tax, with shipping in Canada included. These are common window examples. Every shade is priced from the measurements of the window it is for.
As a roller blind, 24 by 72 inches is $139.20. A motorized zebra shade at 60 by 84 inches is $600.00, with the remote extra, once. Widths of 94 inches and over travel by courier in their own carton, with an $85 charge once per order. GST or HST is charged by delivery province. There is no minimum order. Custom shades are final sale once the order is confirmed. That does not cover a shade that arrives faulty, damaged or different from what was ordered.
Will you come to Northshore to install the blinds?
Yes. Northshore is roughly 70 km from our workshop in a straight line. It is inside our installation area of 75 km from Elgin Mills and Yonge in Richmond Hill. Installation costs $100 per window, with a minimum of three windows for a visit.
When our own team installs a shade, its mechanical parts are covered for life. That covers the roller, chain, brackets and motor. The fabric is excluded. Otherwise, the mechanical-parts warranty is 1 year free, currently upgraded free to 3 years.

Where the facts come from. What this page says about Northshore comes from northshorecondos.ca, which we read on 6 October 2026. ShadeForge makes and fits window shades. We are an independent business with no connection with National Homes or with Northshore, and the photographs on this page are of other homes we have fitted. The picture marked Illustration was made by computer to show the kind of window: it is not a picture of Northshore, and not a photograph of our work.
